The appraisal is the lender’s check, not yours. If the home appraises below the contract price, the lender will only finance against the appraised value. Ask your agent whether recent comparable sales support the price you are offering.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation than one that just hit the market at an aggressive price.

For buyers with a real reason to be in a specific place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that meet real criteria at a realistic price are still moving. They are going to the people who did the homework before they started looking at listings.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who treated the purchase like a business decision rather than an emotional one. The most useful thing you can do today is look at homes for sale near you and see whether the numbers work for your situation.
